We at Ocean House want all our guests to enjoy their stay with us. We have Rules that we all live by here to make it enjoyable for all!
Rules and Regulations
PARKING PERMITS -are required from the 1st day you arrive. If one is not provided by your rental management company, it is your responsibility to get one from the office during business hours 9am-5pm Monday – Friday. You are at risk of being towed if you or anyone visiting does not have a parking permit in the front window.
Parking for boats, RVs, and trailers, are not permitted, however there is parking available nearby at Devil’s Elbow. (Only owners are permitted to park boats, RVs, and trailers, but please refrain during busy weekends such as Memorial Day, Fourth of July and Labor Day since parking is at a premium on those weekends).
Only 6 people per unit for a 2 bedroom and 8 people per unit for a 3 bedroom (this includes small children). This is in the bylaws of the Association and enforced by the Fire Marshal of St. Johns’ County; violation will result in immediate eviction.
We all enjoy a great time, please keep in mind you have full time neighbors and residents living here, so please keep the noise levels to a minimum so that there is no need to involve law enforcement for disturbance issues.
Quiet time is 10:00 pm to 9:00 am. However, polite consideration of noise levels should be always given – indoors, balconies, hallways, and pool side. Excessive noise, boisterous partying or any destruction to property and surrounding areas will not be tolerated and will result in immediate eviction.
Grills and deep fryers are not permitted anywhere on property. Ocean House provides 2 gas grills for your convenience and are available on a first come first serve basis, located in the courtyard. Please limit your grill time to 1.5 hours so other people can enjoy the use as well. Please turn off gas tank after use.
Pets are not permitted. Guests are not permitted to have pets on the property Owners are allowed pets but must have issued collar and must be always on a leash.
Boardwalk – Do not leave beach chairs, umbrellas, tents, surfboards, boogie boards, towels, clothing, etc. on the boardwalk overnight. Please bring them back to your patio or unit. Items collected will be disposed of the following morning.
Swimming Pool – The swimming pool hours are 9:00 am to 9:30 pm.Please obey posted rules at the pool side. No Lifeguard present at any time. Swim at own risk. No diving or jumping into the pool. Children under twelve (12) must be supervised by an adult when in pool area. Diapers are not permitted in the pool; a swim diaper is required. Infant floats are allowed. Large floats, boogie boards, etc. are not permitted in the pool. Please refrain from rinsing your feet, chairs, and beach gear in the pool, a shower is located near entrance to beach boardwalk.
Putting Green -There is a putting green located in the courtyard. Golf clubs and balls are not provided. Children 12 and younger must be supervised by an adult of age 18 and are not permitted to play in the area. Activities such as: Bicycling, skating, kite flying, pitch & catch, football, etc. are for the beach only and are not permitted in the courtyard, parking lot or pool area.
Balconies – Items are not permitted to hang from railings (this includes flags, rugs, beach towels, swimwear, etc.) Do not throw any debris or objects from balconies. Clothes or towel drying racks are not permitted on patios or balconies.
Damages – most guests are very respectful of the owners and their property. However, there is always that one or two that have made examples of why we enforce the following policies:
Vandalism and/or theft will be photographed and reported to the police, and then followed by litigation.
For all of us to feel safe and secure, please refrain from leaving any of the exterior doors propped open.
Ocean House is not responsible for any theft, please keep your doors always locked.
NO FIREWORKS ARE ALLOWED ON THE CONDOMINIUM PROPERTY OR ON THE BEACH.
Emergencies – In the event of an emergency call 911 and then inform the office. For ALL non-medical emergencies please call the property management you booked your reservation with.
Lost Items – Ocean House is not responsible for lost items. However, if any items are found and brought to the office, either stop by or please call 904-471-0454. Unclaimed items will be discarded. If appropriate, as in the case of handbags or wallets, the items will be turned in to the sheriff’s office.
Critters – It is not uncommon to see lizards, black snakes, ants, and other pests. Naturally, it is a good idea to keep the screen doors closed while enjoying one of our condos. Pest control service provides monthly applications. Please do not play with our turtles or bunnies that live here. You can harm them without knowing and it is illegal.
Trash – Trash can be found in the North end of the parking lot. Please place bags inside the dumpster not outside as animals are attracted to it and will make a mess. Please refrain from setting garbage in the hallways.
Laundry Rooms are located on each floor next to the elevator. The charge is $1.50 for the washer or dryer. Major credit cards are accepted. Please insert credit card with magnetic strip facing upward. If you have any service issues, please refer to the information on each individual machine to report any issues to provider.
